Hakuba is one of Japan’s best-known ski destinations, but buyers searching for genuine ski-in/ski-out property quickly discover how limited the market really is.
Relatively little new slopeside inventory has reached the market since ROKA Hakuba. That scarcity is why Happo-One’s latest infrastructure investment—and the arrival of MIRU Residences Hakuba at Nakiyama—deserve attention.
What is Happo-One building?
Hakuba Happo-One plans to open a new gondola connecting the Nakiyama base area with Usagidaira in December 2027.
The planned ten-person gondola will run for approximately 2.2 kilometres and climb around 650 metres. Its operating speed is expected to increase from four metres per second to six metres per second, while hourly capacity will rise from approximately 1,350 to 2,400 passengers.
This should improve access to the mountain while reducing one of the most persistent frustrations at major ski resorts: peak-morning queues.
The project extends beyond the gondola itself. Happo-One is also developing a new Nakiyama base centre bringing together:

Ski-school reception

Food and retail
Expanded parking
The project is intended to create a more efficient and internationally competitive arrival point for Happo-One.

Why does the Nakiyama gondola matter for Hakuba property?
Ski infrastructure influences how guests experience a destination.
A faster gondola, higher passenger capacity and consolidated base facilities can reduce daily friction for owners and visitors. That can make accommodation within walking distance—or directly beside the lift network—more desirable.
This is particularly relevant in Hakuba because true ski-in/ski-out property remains exceptionally scarce.
The valley offers a wide range of chalets, hotels and apartments, but many still require a shuttle, car journey or walk in ski boots. Properties providing genuine slopeside access occupy a much narrower segment of the Hakuba property market.
MIRU Residences Hakuba
MIRU Residences Hakuba is a boutique owners’ hotel planned directly in front of the Nakiyama Triple Chair at Happo-One.
The 30-residence project is scheduled to open in 2027 and will offer managed, ski-in/ski-out accommodation within walking distance of Hakuba’s restaurants, cafés and village amenities.
Its position is especially relevant to the gondola investment. MIRU is approximately 50 metres from the Nakiyama Triple Chair and approximately 100 metres from the new Happo-One gondola.
Entry pricing started from approximately ¥80 million, equivalent to roughly the mid-US$500,000s depending on the exchange rate.
That is an unusually accessible entry point for new-build, professionally managed ski-in/ski-out property in a major Japanese resort.

How does Hakuba compare with Nozawa Onsen?
Hakuba and Nozawa Onsen are different property markets, but the comparison helps illustrate the current scarcity premium attached to slopeside property.
At the time of writing, selected ski-in/ski-out one-bedroom opportunities in Nozawa have been positioned closer to US$1.4 million.
In Hakuba, buyers may still find entry-level MIRU residences from the mid-US$500,000s, while selected complete ski-in/ski-out houses have been discussed at approximately US$2.5 million.
These are not market-wide valuations, and pricing changes according to availability, property size, condition, management structure and currency movements. They do, however, show the range of opportunities that can still exist in Hakuba.
Where are the next Hakuba property opportunities?
Further property opportunities are emerging around Happo-One and Hakuba Goryu, including apartments, development sites and complete ski-in/ski-out houses.
Many of the most interesting properties are not broadly advertised. They are circulated privately through developer, broker, investor and family-office networks before reaching the wider market—if they reach it at all.
That makes access and timing particularly important.
Buyers serious about Hakuba property should establish their requirements, preferred location and ownership structure before the right opportunity becomes available.
Hakuba’s new infrastructure does not guarantee higher property values. However, the combination of major resort investment and extremely limited slopeside supply strengthens the case for examining the market now rather than after the new gondola opens.
