Outside central Hirafu, your budget can stretch considerably further:

  • Kondo: Forested land, privacy and detached homes

  • Soga: Quiet sites near Niseko Village, often with Mount Yotei views

  • Royal Town: Larger wooded plots near Moiwa

  • Makkari: Substantially larger landholdings with potential for private homes or development

  • Rusutsu: A separate resort market offering selected land, older lodges and condominiums within this range

Infrastructure, winter access and rental demand vary significantly between these areas, so the lowest asking price does not always represent the best value.

What about new builds?

Turnkey and off-plan property around USD 1 million does exist, but quality and value can vary considerably.
