Why Americans Are Watching Hokkaido Real Estate

Americans have become Niseko’s largest foreign overnight visitor market—and Hokkaido is becoming much harder for international buyers to ignore.

During fiscal year 2025, the United States generated 40,504 overnight visitors across Kutchan, Niseko and Rankoshi, overtaking Australia for the first time, according to figures compiled by Niseko Tourism and reported by Uchi Japan.

Hokkaido is attracting international brands

InterContinental Sapporo became the city’s first internationally branded luxury hotel when it opened in October 2025.

TRUNK(HOTEL) is also taking its first location outside Tokyo to Sapporo. The 107-room hotel is scheduled to open in the Odori district in September 2027.

These brands are not entering Hokkaido by accident. They are responding to stronger premium tourism and growing international recognition.

North American access is improving

United Airlines will introduce seasonal nonstop flights between San Francisco and Sapporo from December 2026.

Air Canada is launching its own direct Vancouver–Sapporo service during the same winter, connecting Hokkaido with more than 45 onward destinations across North America.

Meanwhile, excavation of the 5.6 km Hirafu section of the Yotei Tunnel has been completed—an important, although still early, milestone for the delayed Hokkaido Shinkansen extension.

What does this mean for property?

None of these developments guarantees rising property values. Together, however, they reduce travel friction, broaden Hokkaido’s international audience and strengthen its credibility as a premium destination.

For American buyers, Niseko is no longer simply a distant Japanese ski resort. It is becoming an increasingly accessible alpine market supported by international hospitality brands, improving connectivity and long-term infrastructure investment.
